STEP 2

Solicitor

You have most likely heard from others that conveyancing in Ireland at present is slow….

Well its true, the Irish Times recently reported that some properties in Dublin can take up to 22 weeks to close.

However, this can be much improved by instructing your solicitor as soon you decide to sell. That way, the deeds can be requested from your bank or safe storage facility ensuring the contracts for sale can be issued quickly.

STEP 3

Prepare

“You never get a second chance to make a first impression”. 

Wise words.

It is the perfect time pre-sale to sort all the little jobs you have been putting off. It can be daunting but with a freshen up of the paintwork and a de-clutter, you will be surprised the results that can be achieved.

As part of our bespoke service we will help you with this and offer suggestions. Using our experience and knowledge of what will make even more of an impact. Ask us about our home styling service too. It is available to all clients!

 

STEP 4

Present

Once the house is ready, the professional photos will follow to capture the property at its very best. We use industry leading professionals to create our virtual tours which are a valuable tool at present.

We’ll create realistic content that captures the highlights of your property ensuring it appeals to the target buyers we have in mind. We leave the floury ones to others

STEP 5

Buyers, Feedback & Offers

We’ll guide you though the feedback received from potential buyers. Buyers will negotiate and don’t hang around forever. They’ll be eager to know, like these two. 

STEP 6

Sale Agreed

Some people think when the price is agreed, the deposit paid,  its over to the solicitors..

Not with us. We will be gently nudging (sometimes pushing!) the sale along and doing whatever it takes to keep the sale on track.

Contracts in a taxi to Mullingar, late night access for marriage proposals? We’ve done it….

STEP 7

Sold!

Breathe, relax & take a bow. It’s all done! 
Your solicitor will transfer the property to the new owners and sort out the finances. 
You might need a holiday after it all – try Cinque Terre in Italy, it really is as beautiful as it looks in this picture

STEP 8

Afterwards...Huh?

Afterwards, aftercare….what do you mean?
We’re yours for as long as you need us. Advice on another move, renting your home, a painter or a plumber. 
We sold Rory & Mel their current home, then sold their apartment & rented them a house while their home was being refurbished. We actually sourced a builder to complete the renovations!
